Why is water coming through the ceiling under my bathroom?

Usually a toilet wax ring, a shower pan or drain gasket, a tub overflow, or a supply line. Testing each fixture separately narrows it down.

If it drips with nothing running, it's a pressurized supply line: close the main and call. See water leaking from the ceiling.

Why does my shower go hot and cold?

A worn pressure-balancing cartridge or valve can't keep up when other fixtures draw water. Replacing the cartridge often fixes it.

Older single-valve showers without pressure balancing can be upgraded during a remodel.

What plumbing changes need a permit in a bathroom remodel?

Moving fixtures, adding drains or vents, and replacing valves in walls usually need a permit and inspection; swapping a faucet or toilet in place usually doesn't.

Why does my bathroom smell like sewage?

A dry trap in an unused shower or floor drain is the most common cause, followed by a dirty sink overflow and a failed toilet seal. See sewer smell in the house.

Can I replace a toilet myself?

Many homeowners can, but a damaged flange, a corroded shutoff valve or a soft subfloor turn it into a job for a plumber.

Why does my tub drain slowly?

Hair and soap on the stopper linkage or in the trap. Pulling the stopper and cleaning it fixes most slow tub drains.
